Why do I need a UTB Certificate of Identity?

UTB may ask a solicitor to certify your identity and confirm the circumstances in which you executed the deed. This gives the lender added reassurance that the correct person signed the document and that the execution process has been properly checked.

The certificate is usually supported by a review of the deed, identity documents, and proof of address documents. It also includes sanctions checks and a video meeting with the signatory or signatories.

What are the steps?

1. Send the deed and documents to us

Please send us the deed, any related mortgage documents, and copies of your photo identification and proof of address documents.

2. We carry out checks

We will review the deed, check the identification documents, consider the proof of address documents, and carry out OFSI checks.

3. Attend a Zoom meeting

We will then hold a Zoom meeting with you. During that meeting, we will ask you to show your original identification and proof‑of‑address documents online. We will also confirm the details of the deed with you.

4. Execution of the deed is confirmed

We will ask you to confirm that you executed the deed, including when you signed it, how you signed it, and the circumstances of signing. This is especially important when the deed has been signed electronically, which is now very common.

5. Certificate issued for UTB

Once we complete the checks on the deed, identity documents, proof‑of‑address documents, OFSI results and the Zoom verification meeting, we move forward with the process. At that stage, we complete the Certificate of Identity for UTB.

How quickly can this be done?
