UTB Certificate of Identity

We provide a focused solicitor service for clients who need a UTB Certificate of Identity. This is often required at a late stage in the transaction and we can usually deal with it promptly and efficiently.
The purpose of the process is to show UTB that you executed the deed correctly and that we have properly verified your identity. This gives UTB the assurance it needs for your matter to move forward.
In many cases, the deed will already have been signed electronically. We will check with you how and when you signed it, and confirm that you did in fact execute the deed.
We will also carry out identification checks, proof of address checks, and OFSI checks, and then hold a Zoom meeting with you. Once these checks have been completed and we are satisfied with the position, we can provide the certificate for UTB.

What are the steps?
1. Send the deed and documents to us
Please send us the deed, any related mortgage documents, and copies of your photo identification and proof of address documents.
2. We carry out checks
We will review the deed, check the identification documents, consider the proof of address documents, and carry out OFSI checks.
3. Attend a Zoom meeting
We will then hold a Zoom meeting with you. During that meeting, we will ask you to show your original identification and proof‑of‑address documents online. We will also confirm the details of the deed with you.
4. Execution of the deed is confirmed
We will ask you to confirm that you executed the deed, including when you signed it, how you signed it, and the circumstances of signing. This is especially important when the deed has been signed electronically, which is now very common.
5. Certificate issued for UTB
Once we complete the checks on the deed, identity documents, proof‑of‑address documents, OFSI results and the Zoom verification meeting, we move forward with the process. At that stage, we complete the Certificate of Identity for UTB.
How quickly can this be done?
We know that these matters are often urgent. Subject to receipt of the papers and availability for the Zoom meeting, we can often deal with the Certificate of Identity within 24 hours where everything is in order.
